Know Your Septic System Before Sale

Required by Law

Selling your home is already a challenging process, and we aim to alleviate rather than contribute to the stress. If your property is equipped with a septic system, certain essential steps must be taken before the sale can be finalized. Below is a breakdown of the required system services and reports for each county within our service area:

Pierce County and Kitsap County, Washington

  • Pump all tanks on system
  • Provide an operation and maintenance inspection on all system components*
  • File Report of System Status (RSS) / Transfer of Title application**
  • Pump all tanks on system
  • Provide an operation and maintenance inspection on all system components*
  • System as-built drawing on file with county health department
  • File Report of System Status (RSS) / Transfer of Title application**
  • Pump septic/pump tanks on system – if needed
  • Provide operation and maintenance inspection on all system components*
  • Perform a stress test on the drainfield (140 gal. if occupied / 450 gal. if vacant)*
  • System as-built drawing on file with county health department
  • File Report of System Status (RSS) / Transfer of Title application**
* O&M inspections must be reported by an O&M Specialist that is certified by the health department in your county. Deficiencies reported in an O&M inspection and/or drainfield stress test must be corrected in order for your RSS application to be approved by the health department. This may delay the application process.
** RSS applications should not be postponed. They are submitted to the health department 1-2 working days following our completion of all work on site. The health department will complete their inspection and review within 10 working days, and approve or deny the application for transfer of title. These can be filed by the property owner, or by us.
